Common Questions:

Q. What documents do I need to provide to secure an apartment?
A. Photo ID and two months of paystubs, if you don't meet the income requirements you will also need to have a cosigner. They would provide the same info.

Q. Are utilities included in the rent, or do I need to pay them separately?
A. Water, sewer and trash are included. You would pay electric.

Q. What is the lease duration? 
A. We can do anywhere from 2-18 months. The price varies depending on the lease length.

Q. Are there any penalties for breaking the lease early?
A. If you need to terminate your lease early you would pay one month's rent as a fee and continue to pay rent and utilities until we find a new tenant

Q. Is renter's insurance required?
A. Yes - see lease or contact office for additional questions

Q. How is maintenance handled, and who do I contact in case of an issue?
A. We have a 24 hour emergency hotline. If you have a less urgent issue you can put in a work order through your resident portal

Q. Is subleasing allowed if I need to leave temporarily?
A. No, subleasing is not allowed.

Q. What is the policy on guests?
A. Guests can stay no more than 14 consecutive days

Q. How is rent payment handled, and what is the late payment policy?
A. Rent can be paid online through ACH, debit or credit or you can pay in person with a personal check, cashier's check or money order. Late fees are $12-20/ day (maximum of $80-100/ month depending on the price of your rent. 

Q. Are there any rules about decorating or making changes to the apartment?
A. Lessee may not make any alterations of owner’s property or fixtures; no holes may be put in the walls, ceilings, woodwork or floors; no waterbeds, antenna installations, additional phone or TV cable outlets, lock changes or additional locks will be permitted except by Lessor’s written permission.
